  • Which system is leaking
    A supply line under pressure is the most locatable. Drains, irrigation and pool plumbing each need different equipment and take longer.

  • Whether the pipe route is known
    If nobody knows where the line runs, tracing has to happen before listening can start. On older properties that is frequently half the visit.

  • Slab, wall, crawl space or underground
    An accessible wall or crawl space is quick. A line under a slab or four feet down in a yard needs correlation, tracer gas or both.

  • Pipe material and depth
    Metal pipe carries leak sound well and is easier to hear. Plastic pipe deadens the noise, which is exactly when tracer gas earns its cost.

  • Background noise conditions
    Traffic, machinery, wind and a busy building all mask the sound of a leak. Some locations genuinely have to be worked at a quieter hour.

  • Access and what has to be moved
    Furniture, stored goods, landscaping and finished surfaces all slow the sweep down. Access is labor, and labor is most of this invoice.

They answer opposite questions. Detection finds where the water is coming from so it can be repaired. Moisture mapping measures how far the water has already spread so the right materials get dried.

Can you find a leak without breaking anything?

That is the entire point of the service. Acoustic listening, correlation, line tracing and tracer gas all work from the surface.

How accurate is leak detection?

On a pressurized metal line in reasonable conditions we are often within a foot. Plastic pipe, deep burial and heavy background noise widen that.

Do you repair the leak too?

No. We locate, mark and document, and your plumber makes the repair. Keeping those roles separate is what keeps the location honest, because we have nothing to gain from finding it in an expensive place.
